The Birth of ND Residential

I grew up just outside of New York City. My roots run deep—I'm a third-generation New Yorker, raised in a tight-knit Greek family from Astoria, Queens. A place where everyone knew your name and the corner store was part of your story.

My grandfather Marvin—though everyone called him Rudy—owned a small hobby shop on the ground floor of our building. He was already in his late 60s and didn’t need to work, but he showed up every day, opened shop for a few hours, chatted with the regulars, and quietly ran his business. One day, I asked him how he could afford to work so little and live so well. He smiled and said, “Nicky D, the tenants pay for my lifestyle.” I didn’t understand it then. I was more focused on running my little booth at the front of his shop, selling trading cards and vintage toys for cash—and of course, watching the Knicks at night.

Years later, after graduating with an MBA and finally landing my dream job in corporate banking with Citibank in Tribeca, I started to understand what he meant. On paper, I had made it—but I was miserable. I worked long hours, and barely had any time for myself. My grandmother was sick and in the hospital, and I was living with Marvin at the time. His quiet wisdom started to hit differently.

Eventually, I quit Citibank and decided to follow in my grandfather’s footsteps—buying homes in growing neighborhoods, not just for a place to live, but for long-term appreciation and passive income. I went full-time into real estate, driven to help others build wealth while building my own. ND Residential was born out of that mission—to help people design a life funded by ownership, not overtime.

Fast forward 8 years: I’ve purchased multiple multi-unit properties, built streams of passive income, and now lead a real estate investment community in Los Angeles. At ND Residential, our mission is simple: shift the mindset from trading time for money to building a portfolio that funds your freedom. It’s not just about real estate—it’s about designing a life you love and backing it with smart, sustainable investments.
